Qualifications For Rental Applications

When you apply for one of our rentals, we look at your application as a whole. We do not base your acceptance on your credit score alone; we also take into consideration your work, rental and criminal history. Some exceptions may apply.

Work History

  • Minimum six months steady work history (a transfer from another state is acceptable).
  • Salary (before taxes) should be at least 2.5 times the monthly rental amount.
  • Income and employment must be verifiable. We can use check stubs from your employer or tax returns if self-employed.

Rental History

No rental judgments in the past three years are acceptable, (unless paid in full and there have been no problems with residency since).

Automatic Denial

Includes eviction in last 3 years and open judgments from landlords, open bankruptcy, tax lien, felonies with physical harm, theft, drugs and sex related crimes.
