Overview of our Services
Our accounting department accurately keeps you in control of your investments and our software system allows for quick disbursements of your rents mid-month. Our monthly statements provide you with an itemized accounting of all transactions affecting each property on a monthly basis and accumulated yearly basis. Rental income can be forwarded to you via direct deposit or US Postal Service.
We minimize vacancies by advertising on the internet, signage and social networking. Our rentals are also listed on the Multiple Listing Service which makes it accessible to all Arizona real estate agents. Online advertising is one of the best ways to reach potential tenants. All available properties are showcased on the internet, 24 hours a day, 7 days a week on over 100 websites. The ads can be found on Facebook, Linkden, Realtor.com, Homes.com, Zillow.com, Trulia.com, RentBits.com, Rentmyhome.org, Apartments.com, Arizona Management Group/Keller Williams Biltmore Partners, Keller Williams Realty Biltmore Partners and many more.
Tenant Screening +
Proper screening of tenants can eliminate many difficult situations with tenants once they have moved into your home. We use an independent private investigative screening company that does a full credit check, eviction check and criminal background check in 48 states.

Move-In Process +
A tenant move-in package is prepared for a tenant, including important information on your home, a walk-through inspection checklist and our contact information.
Rent Collection +
Our rents are due on the first of every month. The tenants have through the third to pay their rental payment. On the fourth day, we send out a late letter that starts the eviction process, should it be needed. We value our tenants and owners. We will make every attempt to collect the rent and work the situation out to save a vacancy. We have a standard late fee of $10.00 per day and is split with the owner when collected. A courtesy email is sent to the owner near the fifth of the month if the rental payment has not been received.
Vacancy Control +
Lease expiration dates are monitored carefully and renewal notices are forwarded to tenants approximately 45 days prior to expiration. The notices include any necessary revisions in price or terms, and the lead time helps eliminate month-to-month extensions.
Repair and Maintenance +
When repairs are needed, we will contact you for authorizations for repairs over a per-determined amount agreed on by you. We contract for all repair and maintenance services with qualified, independent vendors and contractors. We manage a large volume of properties and have the leverage to ensure quality performance. We know what repairs should cost and how long they take to complete. We monitor all contracted labor and accurately document all expenditures.
Property Inspections/Move-Out Process +
We conduct interior inspections so we can identify any issues and have them corrected. We also periodically drive-by inspections. When tenants vacate, a thorough move-out inspection is conducted. When a property is vacant, we do routine security checks.

Fee Schedule +
Leasing Fee - 1/2 of one month’s rent with a $700 minimum. This amount includes MLS compensation.
90 Day Guarantee - Tenant placement is guaranteed for 90 days on each of our rental placements. Should a tenant vacate your property prematurely, we will place another tenant at no charge to you.
Management Fee - 8.5% of the monthly rents with a $75 minimum. (Management of 3 or more homes receives $10 off per month per home).
Lease Renewal Fee - $100.00 per year for lease renewal and tenant holdovers.

Mesa Area Information
The history of Mesa dates back at least 2,000 years to the arrival of the Hohokam people. The Hohokam, whose name means "All Used Up" or "The Departed Ones", built the original canal system. The canals were the largest and most sophisticated in the prehistoric New World. Some were up to 90 feet (27 m) wide and ten feet deep at their head gates, extending for as far as 16 miles (26 km) across the desert. By A.D. 1100 water could be delivered to an area over 110,000 acres (450 km2), transforming the Sonoran Desert into an agricultural oasis. By A.D. 1450, the Hohokam had constructed hundreds of miles of canals many of which are still in use today. Source From Wikipedia
