Am I required to make my property available to Section 8?
No, we recommend not opening up your home to section 8 because the system does not always pay accordingly to contractual agreements thus causing inconsistent revenue. -
Are you licensed?
Yes, we have been licensed real estate agents since 1998 and William obtained his broker license in 2003. We have concentrated in property management since 2006. We are also affiliated with NARPM (National Association of Property Managers). -
Can I reach you after hours?
You may always contact me on my cell phone 24/7 at 480-734-3636. I keep it on even when I am asleep. -
Can you put the money directly into my account?
Absolutely, We use a property management software system (Appfolio) that allows us to directly deposit rental proceeds directly into your account. -
Do I get to see the lease or sign it?
Once you have signed on with us managing your home, that will allow us to sign the lease agreement for you. Our job is to insulate you between the tenant and yourself to minimize your exposures to lawsuits. You will always receive a copy of the lease agreement once it has been completed. -
Do you sell real estate too?
Not directly, we team with buyer and seller specialist in sales that will give you best benefit of the business the same as we do in management. -
How and when do I get my checks?
You will receive your monthly disbursement by the 15th of the month. The times may vary because of Holidays and time of tenant payments. -
How long of a lease do you sign?
We lease homes between 10 and 14 months to minimize the vacancy periods. Certain months of the year have longer Vacancy Periods than others. -
How much security deposit do you charge the tenant?
We normally charge one month security deposit. The amount may vary from credit worthiness and pets. We are allowed to collect a maximum of 1.5 times the monthly rents in deposits including pet deposits. -
How soon can you start managing my property?
We can manage your home as soon as you can sign the paperwork. -
What type of properties do you manage?
We manage single family and condominium units. -
What type of reports do I get and how often?
You will receive a monthly statement showing all proceeds and expenses itemized for easy explanation. -
Who holds the tenant security deposit?
We hold the deposits since the Arizona Department of Real Estate issued service bulletins recommending that the management company hold the deposits because of high exposures rates to law suits.
