Our Process Sets Us Apart
Signing our Contract+
When we begin working together to rent your property, we ask that you sign a 1 year contract and supply us with a $250.00 repair fund. Should either party wish to terminate the contract they may do so with a 30 day written notice.
We Evaluate the Property to be Rented+
Next we go out and inspect the property. We want to view all of the home's amenities, take pictures and develop a solid marketing strategy for to attract the best prospective tenants. If we notice any additional items that need special attention to make the rental suitable or command a higher amount, we will supply you with a list. We can even help you remedy those items so we can move into action, getting your property in great condition to attract your ideal guest.
We use the best property management tools available today. Your property will be showcased on our website; www.ArizonaManagement.com, MLS, Airbnb and Flipkey with vivid pictures, descriptions and a video walk through to make it as appealing to those looking for a furnished rental. VRBO listing will be entered at the current charge to you.
Qualifying the Prospective Guests+
Each website listing company has different ways of verifying potential guests, so we make sure everything is covered for each of the different entities. Once the prospective guests are verified, we check data basis to make sure they do not come up with any criminal activity. We also protect you by requiring all payments paid in full for stays 30 days and less.
First Month's Rent+
Is due 90 days prior to arrival.
We ask guests for a security deposit starting at $500.00 and increase the amount depending on the homes amenities and square footage at the time of accepting and booking the reservation.
There is a non-refundable cleaning deposit also based on square footage, ranging from $175.00 to $500.00.
Should the homeowner permit pets, there is a pet deposit of $300.00 per pet.
We include the utility costs with the monthly rental amount and only charge you a management fee on the rental amount. We strongly encourage all owners to abide by this policy. We have found that tenants booking vacation rentals don’t want to face an unknown additional surcharge for utilities and it makes it easier for you as well.
Cancellation Period (Days Prior to Arrival)+
Should a tenant decide to cancel their reservation, we ask for written notice. The cancellation fee is split 50/50 between Arizona Management Group, a team at Keller Williams Biltmore Partners and the homeowner.
Monthly Reservation Cancellations – Monthly renters or renters who make a change that results in a shortened stay must cancel 90 days prior to check-in or else forfeit the full advance payment and reservation deposit.
Weekly Reservation Cancellations - A 60 day notice is required for cancellation or else the renter forfeits the reservation deposit. Cancellations or changes that result in a shortened stay that are made within 60 days of the arrival date forfeit the full advance payment and reservation deposit.
Cancellation or early departure does not warrant any refund of rent.

We accept checks, money orders and cashiers check.
Check In - Access and Entry+
We provide a secure lockbox on the front door of your home with a key inside. All other keys and garage door openers are located inside the property. The security code is changed frequently. We have found this to be the simplest and most convenient for the tenant as they often check in after hours, on the weekends or a holiday.
Emergency Phone Number+
Every tenant is given Arizona Management Group, a team at Keller Williams Biltmore Partners cell phone number should they have any emergencies. This streamlines communication and allows issues to be handled as quickly as possible.
Maintenance and Repairs+
Should the guest encounter any type of problem we ask them to contact us immediately. We have a list of professionals that can remedy any situation. These charges will be reflected on your next month's property reports for minor repairs up to $250. Any fees above, you will be consulted first.
When the rental period is done, the tenant simply leaves the key in the lockbox. We will already have scheduled our professional house cleaner to inventory the contents of the home and clean the home so it is ready for your next renter.
Vacant Management Inspections+
Once a month we inspect vacant properties, both on the interior and exterior. This service is standard and there is NO separate fee that you will incur.
We make every effort to mail your check and monthly report to you by the 15th of month.
Registering Property and Business License.+
All properties must be registered with the applicable county as a rental property and all owners must have a business license.
Year End Reports+
We will mail your 1099 Misc. Form by January 31st and provide you a year-end report of all activity for your property.
